Terms & Conditions

1. Definitions. Where mentioned below ‘Guests’ means the person making the holiday booking and all members of his or her party. ‘The Owner’ means the owner of the accommodation let to the Guest. The Guest must be18 years of age or over when the booking is made. The guest accepts responsibility for the period of the let for the behaviour of the members of his/her party.

2. All lettings are solely for the purpose of conferring on the Guest the right to occupy the accommodation for the purpose of the holiday.

3. All holiday lettings (other than by prior written arrangement) will begin at 2.30pm on the day of arrival and end at 11.00am on the day of departure. The owner reserves the right to remove and store safely the property of the guest from the accommodation if the guest extends the stay beyond the above departure time. The contract to let expires at the above time on the day of departure unless otherwise agreed with the owner in advance.

4. The cottage must be left in a clean and tidy condition. All breakages must be reported to the Owner and these should be replaced or paid for before departure at the Owners discretion. The guest will be considerate of neighbours with regard to noise, behaviour and boundaries. Any complaints from neighbours, if believed valid by the owner, may result in eviction from the accommodation without notice. No refunds will be made in these circumstances.

5. The Owner shall not be liable in respect of claims that the Guest may have for death or any personal injury however caused or sustained by the Guest, unless it results from the Owner’s act or omission, nor the loss or damage to his/her (the guests) belongings which are on the premises of the Owner.

6. The Owner reserves the right to enter any accommodation at any time during the period of the letting. Wherever possible, guests will be advised of the need to enter premises and a mutually convenient time agreed.

7. The Owner reserves the right to refuse accommodation or to repossess the accommodation if they reasonably believe that any damage is likely to be caused by you or your party or (the owner) can repossess the accommodation if damage has been caused. These circumstances will be treated as a cancellation by the Guest.

The owner reserves the right to ask the guest to vacate the premises if it is found that an animal has been brought to the property or if smoking has taken place within the property. Either of these acts are considered to be a cancellation by the guest. No monies will be refunded in these circumstances.

8. In the unlikely event that the accommodation already booked should subsequently become unavailable due to circumstances beyond the control of the Owner every effort will be made to find suitable alternative accommodation or a refund will be made (whichever option the guest prefers). Should this not be possible, all monies paid by the Guest will be refunded immediately BUT the Owner shall not be liable in any circumstances to make any payment in excess of those monies.

9. The deposit is payable when the booking is made and the balance will become payable at least six weeks prior to the date of commencement of the letting. Monies paid under the terms of this clause are not refunded by the Owner and will be forfeited if the Guest cannot take up the booking made for any reason whatsoever. However, the Owner (notwithstanding that there is no legal obligation to do so), will re-advertise the property and use its best endeavours to re-let the accommodation for the period of the booking. If successful the Owner will refund the monies paid by the guest, to the Guest, less reasonable charge in respect of the additional expense in connection with the re-letting. Guests are advised to take out take out travel insurance and to ensure that their policy covers this eventuality as no recompense will be made by the owner for circumstances outside the guests control.

10. Where a booking is made within six weeks of taking up the let the full amount is payable. Similarly, for stays of a duration that is shorter than one week, the full amount will be payable with the booking.

11. The number of persons stated on the particulars supplied as being allowed to occupy the accommodation selected by the Guest is the total number permitted unless it is agreed otherwise in writing with the Owner.

12. Bookings are held provisionally for seven days, (five days for bookings made within four weeks of arrival), after which period, (if no communication has been received from the guest and/or payment has not been received), the owner reserves the right to consider the booking cancelled by the guest and the property will be re-advertised. Longer provisional periods can be negotiated within the five days with the owner.

13. On receipt of a booking we will send an email reserving the booking provisionally.
A booking cannot be considered confirmed until a deposit is received and acknowledged
b) on receipt of deposit or balance if a) within 6 weeks or if b) a short break, a confirmation and receipt will be emailed
c) On receipt of the balance an email containing arrival information is sent
